Strong Buyer Demand Fuels Summer Market Momentum

The latest House Price Index from Rightmove has revealed that the North West is leading the charge as we head into summer, with asking prices rising faster than in most other UK regions.

According to the latest data, the North West, along with Wales and Yorkshire & The Humber, has seen the quickest price growth this month, driven by ongoing buyer demand and realistic pricing from sellers.

Unlike higher-priced areas such as London and the South East, which have experienced price drops due to stamp duty pressures and rising supply, our local market is holding strong.  Average house prices in the North West are now £272,388 up 3.9 per cent on 2024.

“Buyer confidence is high across the region which is great to see after the market uncertainty at the beginning of this year,” commented John Halman, chairman of Gascoigne Halman. “This is reflected in increased viewing activity and quick offers particularly on homes that are well-presented and priced to reflect current market conditions.

“Rightmove’s data shows that homes receiving an enquiry on the first day of marketing are 22% more likely to sell, a clear sign that getting a correct valuation at the outset is essential in today’s price-sensitive market.”

Across the North West, house hunters are also benefiting from a healthy level of new listings, up 11% on this time last year, giving buyers more choice than they’ve had in years. Yet despite this added supply, demand is still rising, currently sitting 3% higher than last year, proving just how resilient and active the local market remains.
