Landlords are being urged to prepare now for sweeping changes coming into force this month, as The Renters' Rights Act begins its national rollout.
With the first stage of the Act taking effect from 27 December, estate agency Gascoigne Halman is inviting landlords to get in touch to understand how the changes will impact property management and tenant expectations...
The estate agency has also released a new four-part YouTube Series to help both landlords and tenants understand what the changes mean and what actions should be taken to navigate the transition smoothly.
Rebecca Whitehead, Lettings Director at Gascoigne Halman, says: “December marks a significant shift in how rental homes must be managed. Many landlords are unsure how the new legislation will affect their properties and there's a lot of uncertainty, which is understandable. Our message is simple: if you're concerned about the upcoming changes, come and see us or give us a call. We'll guide you through everything. Our team is fully trained on the new legislation and will make sure landlords clearly understand what changes they need to make and what they don't.
“For those seeking a quick reference guide over the coming months, I'd also recommend watching our new YouTube series. It breaks down The Renters' Rights Act into clear, actionable guidance helping landlords protect their investments and continue providing high-quality homes to tenants.”
Guiding local landlords and tenants through the next steps within the Renters' Rights Bill, the YouTube series includes:
Key changes beginning 27 December -
• New enforcement powers for local councils
• The move toward assured periodic tenancies, replacing fixed-term models
• A greater emphasis on responsible tenant selection
• Early groundwork for the new Decent Homes Standard and national Landlord Database
Looking ahead to 2026 -
• Section 21 'no-fault' evictions end in April, with landlords instead required to use the updated Section 8 process for reasons such as selling, moving back in or rent arrears
• Updated rules around notice periods for both tenants and landlords
• Annual rent adjustment rules
• New expectations around pets
• Clearer guidance on rent levels and upfront payments
• Introduction of the Landlords Ombudsman
• Additional compliance, registration and tenant-information duties
John Halman, Chairman of Gascoigne Halman, adds: “The Renters' Rights Act represents one of the most significant changes to the rental market in recent years, and landlords who seek advice early will be best placed to comply and thrive under the new rules. Our mission is to deliver clear, expert guidance tailored to the needs of our local communities - whether or not you're a Gascoigne Halman client.”
In addition to the YouTube series, Gascoigne Halman's Property Management team delivers tailored support for landlords, including tenancy reviews, compliance checks, valuations and market-focused advice. Landlords in Cheshire, South Manchester and The High Peak are encouraged to contact Gascoigne Halman now to ensure their properties remain compliant and competitive as the new legislation is introduced.
