Services for Tenants

VIEWINGS:

We will endeavour to arrange viewings at your convenience during office hours. We do require an address, a mobile telephone number and a daytime landline telephone number in order to organise a viewing and ask for your co-operation with respect to this.

APPLICATIONS:

References will be required from all prospective applicants aged 18yrs or over and guarantors where applicable. These are taken up through UK Tenant Data 0845 180 0872.

An administration fee is required, this can be paid by Cheque or Credit / Debit Card (Credit Cards over £250.00 are subject to 3.5% fee) – we cannot accept payment by cash.

APPLICATION FEES:

  • Individual applicants - £234.00 (£195 plus VAT £39.00)
  • Additional applicants - £234.00 (£195 plus VAT £39.00) for each extra applicant aged over 18
  • Guarantors - £108.00 (£90.00 plus VAT £18.00)
  • Company applicants - £360.00 (£300.00 plus VAT £60.00)

The application fee covers a charge towards the cost of;

  • Referencing
  • Preparing the Inventory and administration
  • Drawing up the Tenancy Agreement and administration
  • Arranging for the transfer of the Gas, Electric, Water and Council Tax into the Tenant’s name as appropriate
  • Setting up the Bank standing order for future rent payments

We would ask that arrangements for the transfer of the telephone are made direct with British Telecom/line provider.

FIRST MONTHS RENT AND DEPOSIT:

The first month’s rent and deposit are required in cleared funds a minimum of 24 hours before the commencement of the Tenancy by Banker’s Draft, Bank Transfer or Credit / Debit Card (Credit Cards over £250.00 are subject to 3.5% fee). The deposit is normally equal to one month’s rent plus £100.00 but can vary – please check. Failure to comply will delay access to your property. We cannot accept payment by cheque or cash.

FURNISHINGS:

Part furnished generally means that the property is provided with carpets, curtains and light fittings and kitchen white goods. Furnished usually means the above and larger items i.e. chairs sofa beds etc. However, it is always best to check. Fully furnished will usually include all furniture, kitchenware etc.

TENANTS’ OBLIGATIONS:

Tenants will be responsible for the payment of the normal utilities, council tax and television licence. We would ask that tenants insure their own belongings and have suitable insurance in place to cover accidental damage to the Landlords property which will protect their deposit. £60.00 inclusive of VAT will be charged to the Tenant for any Renewal Agreement or Memorandum which may be agreed between the Landlord and the Tenant, payable prior to the commencement of such renewal or extension term. No charge will be levied for the provision of a reference for the Tenant.
