Your HIP Solution


HIPS were originally introduced in 2007.

We must have the following documents before the marketing of your property can legally take place.

  1. Index (a list of the contents of the HIP)
  2. Sale statement (summary of the terms of sale)
  3. Energy Performance Certificate (to be no older than 3 months at the first point of marketing)
  4. Land Registry title documents and plan (or SIM result where the title is unregistered)
  5. Property Information Questionnaire (PIQ) which will contain questions from your own knowledge and experience of living in the property. For example, ‘when was the property purchased?’, ‘which council tax band is it in?’.

 

In addition we must also be able to prove the following HIP documents have been properly ordered and paid for:

  1. Local authority search
  2. Drainage and water search
  3. Lease (where the property is leasehold)
  4. Epitome (where the title is unregistered)

 

We can obtain the HIP for you by either:

Option 1 Requisitioning the HIP on your behalf from an accredited HIP provider on receipt of payment from you of £299 + VAT (£343.85).  The HIP will be yours and will be supplied to you electronically. 

Option 2 Obtaining the HIP on your behalf as part of our services and make it available for purchasers who express serious interest in your property.  The HIP will remain the property of Gascoigne Halman until you have paid for the HIP in full.
The cost of the HIP in these circumstances will be £399 + VAT (£458.85) and will be payable on the earliest of the following:

  • The completion of your sale (by us).  In this event the cost of the HIP will be added to our account for the sale of your property;
  • On withdrawal of your house from our agency or the completion of the sale of your house to a third party introduced by us or by any other person or firm whilst we are acting as your agents; or
  • On the 9 month anniversary of the date on which the HIP was commissioned.
You can obtain the HIP yourself but most of our clients request that we obtain the HIP on their behalf. If we are asked to requisition the HIP we will obtain it from an accredited HIP provider. The HIP will be yours and will be supplied to you on CD ROM. We would anticipate having this information within 3-5 working days providing we receive the PIQ from you without delay.

Your HIP Solution imageCopies of the pack will be made available to your purchasers or their advisors electronically at no cost to you. Paper copies will be available to them or you and there is a charge for these. We are unable to commence marketing your property until we have received the completed HIP.

*Please note that in the case of leasehold properties there may be an extra cost for the land registry charge of supplying a copy lease (this will be charged at cost) and a further charge for a copy of the management company accounts. Our HIP provider will discuss these with you.
