We recognise that each client’s requirements can be different and therefore can provide whatever service you require but most Landlords look for one of three types of service:
Property Care
We will look after your property if it is unoccupied.
Letting Only
We’ll do everything, up to the point your tenant moves in; referencing, tenancy agreement, inventory etc; thereafter you manage your property yourself.

Full Management
We’ll do the lot! Move your tenant in; inspect periodically and report to you; deal with all minor repairs and maintenance; administer the rent; serve notice if you require your property back; provide a full check out report deal with any dilapidations and arrange the deposit return.
Marketing your property
Our software links all our offices providing a ‘one stop shop’ for all applicants. Matching of properties and tenants is immediate; they receive a text from us telling them about your property.
Properties are also promoted via our web site and the major property portals such as Rightmove , Globrix and Property Live.
Our Home Rental Guides, which list all available properties, are distributed throughout our network and we advertise regularly throughout the area.
We work closely with local and national relocation agents who look after the major local companies.
Legal Niceities
We'll advise you on all aspects including tenant's deposit scheme, unfair terms in contracts, mortgage, insurance and safety issues such as gas, electricity and fire regulations. We can also organise safety inspections and certificates concerning gas, electricity and furniture if needed.

Tenants – The Procedure
VIEWINGS:
We will endeavour to arrange viewings at your convenience during office hours. We do require an address, a mobile telephone number and a landline telephone number in order to organise a viewing and ask for your co-operation with respect to this.
APPLICATIONS:
References will be required from all prospective tenants. These are taken up through a Credit Reference Agency; a non-refundable administration fee is required;
- Individual applicants = £130.00 (£107.25 plus VAT £22.75)
- Additional applicants = £55.00 (£45.37 plus VAT £9.63) for each extra applicant aged over 18
- Company applicants = £200.00 (£165 plus VAT £35)
This covers a charge towards the costs of;
- Referencing
- Preparing the Inventory and administration
- Drawing up the Tenancy Agreement and administration
- Arranging for the transfer of the Gas, Electric, Water and Council Tax into the Tenant’s name
- Setting up the Bank standing order for future rent payments
We would ask that arrangements for the transfer of the telephone are made direct with British Telecom/line provider.
The first month’s rent and deposit are required in cleared funds a minimum of 24 hours before the commencement of the Tenancy by Banker’s Draft or by Bank Transfer. Failure to comply will delay access to your property. We cannot accept payment by cheque or cash.
DEPOSIT:
The deposit is normally equal to one month’s rent plus £100.00.
FURNISHINGS:
Part furnished generally means that the property is provided with carpets, curtains and light fittings and kitchen white goods.
Furnished usually means the above and larger items i.e. chairs sofa beds etc. However, it is always best to check.
Fully furnished will usually include all furniture, kitchenware etc.
If you are smokers or wish to keep pets please check there are no restrictions when selecting a property.
TENANTS’ OBLIGATIONS:
Tenants will be responsible for the payment of the normal utilities, council tax and television licence and to insure their belongings.

OFFICE HOURS
All Letting Centres are open from 9.00 a.m. to 5.30 p.m. Monday to Friday and from 9.00 a.m. to 3.00 p.m. on Saturdays.
